Tier 1: €800,000

  • Central Thessaloniki
  • Any Greek island with a population of more than 3,100 residents

Tier 2: €400,000

This category applies to any property larger than 120 sq.m. located outside Tier 1 areas.

Note: Based on the minimum investment amounts mentioned above, it is important to note that the property investment amount cannot be split across multiple properties. For example, with €800,000, you cannot purchase two separate properties and obtain a Greece Golden Visa through both together. The required investment must apply to one eligible property.

Tier 3: €250,000

This category applies to specific property cases, including:

  • Converting a commercial property of any size, located anywhere in Greece, into residential use. The conversion project must be completed before submitting the Golden Visa application.
  • Restoring or renovating a listed property of cultural or historical significance, regardless of the property’s location or size. Renovation works must be completed by the fifth year in order to renew the Golden Visa.

Additional Notes

Restrictions: Short-term rentals, such as Airbnb, and using the property as a company office or branch are prohibited. In case of violation, the residence permit may be revoked and a fine of up to €50,000 may be imposed.
